Why are my floors sagging or bouncy?
The girders and joists under them are rotten, undersized, or sitting on piers that have settled. In a damp Middle Tennessee crawl space, wood at the sill and the girder ends rots first, and a floor that bounces or slopes toward the middle of the house is telling you. Steel jacks on proper footings and replacement of the rotten members is the fix, and the moisture is dealt with at the same time or it happens again.
Can a sagging floor be lifted back level?
Usually, in stages. Adjustable steel supports are set on footings and raised gradually over days or weeks so the house moves without cracking the finishes above. A floor that has sagged for twenty years is not lifted in an afternoon. Where the joists are rotten, lifting is not enough — they are sistered or replaced.
